This modern corner plot property sits in a wonderful elevated position near to the historic church and small river.Sporting no less than 5 bedrooms, a lounge, kitchen and shower room with WC, this property is one that we recommend either for a family home, holiday home or long term rental.Lets start with the garden:The property sits on an elevated position, there is a range of trees and flowers in the garden, in summer its clear the garden in full bloom will look nothing short of spectacular. The property overlooks the garden and there are foundations for a garage complete with side walls approx 1 Metre in height. A fence surrounds the two part garden, its much more spacious than than the images show, plenty of room for a patio. The first part of the garden you see when looking from the front gate slopes down, with the garage plot being level. At the top of the garden there is a fence, on the other side the land is very level. The front gate is a double one for a car, when the garage is constructed you'll open the double gates and drive in.The basement! The basement can be accessed from below the property. The basement has a couple of good sized rooms that could be left as storage, or one room converted into a laundry room and the other either an office, family room or whatever you like. The stonework is very attractive, it will need cleaning up, once done a floor can then be put in place. The ground floor:As you enter the property you'll be impressed by the tongue and groove work on the front porch, its quite large inside so big enough for a table plus shoe rack and jacket stand. Enter the main house and the hallway opens up, to the Right and left are doors into other rooms, forward is the stairway to the first floor, under the stairs there is a large cupboard, very handy. The kitchen/diner is large, from there you'll see a couple of steps up to the recently kitted out shower room/WC, you'll need to purchase a shower enclosure and shower unit to complete the room. Plumbing is already in place and so too electrics for the new shower. The ground floor also sports a small a bedroom, lounge and another room which can be used as a fifth bedroom or study/office. Top floor:The top floor has 3 good sized bedrooms, each with roof windows letting in plenty of light. At the top of the stairwell there is a nice space for storage or decorative flowers, again your choice.Vital property stats:100SQM internal floor space578 SQM garden4 bedrooms (5th bedroom possible)1 recently fitted shower room with WC and sink, shower fittings and plumbings ready for new shower unit and enclosure. The village:The village is called "Oberschmon", it is situated in Saxony-AnhaltWe visited the local butcher "Fleischerei Frank Gabler" after a tip off from a Berlin contact. A visit to this rather well known chap confirmed our friends recommendation, this really ia a great butcher. Peppered steak went down well that same night along with fresh potatoes and veg, as we all know the Germans love their meat, this meat went down a treat with our friends! There is a nice guesthouse in the village, remember to book in advance though as it can get busy. Leimbacher Gasthof is over 500 years old, the then "coaching inn" opened because of the high demand from horse drivers "commuting" between Kassel and Leipzig. The guest house and adjoining farm has been in the same family since 1970.The booming agriculture business is at the heart of this village like most in Germany (Where did we go wrong in the UK!). Next door the house is well over 100 years old in age but totally renovated, just like the house across the road, this is the sort of village in high demand, people who work both locally and commute to nearby cities and towns love living here. There is a new bus stop at the top of the village with regular newly registered buses coming in regularly, the roads to and from the village are of course smooth, almost perfect.Jump in the car and 10-15 Mins drive and you'll be in Querfurt. As well as being able to get all your hardware, pots and pans, paint, toothpaste, beer and plants etc, the 10 Century Querfurt Castle is one of the best preserved of its time.Castles were once used for defence, protection, and the proverbial “my castle is bigger than your castle” machismo. Centuries later they#x2019;re more romanticised, invoking images of chivalry, ladies-in-waiting, and knights in shining armour. In Querfurt, the castle today is a place of history and where everyone comes for a jolly good time.Castle Querfurt was once a 10th century castellum. Locals and visitors come now for the Osterfeuer (Easter Fire) celebration and the Castle Fest (held on the 3rd weekend in June). Tourists come to see the actual Schloss and the beautiful 14th century chapel. Castle Querfurt also houses a fantastic history museum. Not all exhibits are on the castle, you'll find some on Early Bronze Age finds. The town is home to the 12th century Monastery Marienzell and a 14th century Carmelite Convent. There are plenty of remnants of the original defence fortification wall around town, especially along the Market Church Squares. They're also where you find the other festivals held in town. The Bauernmarkt or Farmer's Market (3rd weekend in September) is real grand affair. While the Dorffest or Village Fest (last weekend in June) takes place with lots of fanfare. There are more festivities going on in May and June, like the Parkfest, Pfingstfest, Heimatfest, and Knoblauchmittwoch (Garlic Wednesday). So that#x2019;s certainly a great time to come here. For quieter reflection, though, the Thalgarden or the City Park on Merseburger Road make the perfect places. Querfurt isntyour run-of-the-mill kind of place; its history alone makes it remarkable. Add that to the beautiful countryside and its countless street parties and you've got yourself one totally fantastic place to visit. This is one fantastic home, in a great elevated position, in a fabulous location.
